The Green at 9 & 90 (Framingham, MA)

The Green is ESS’ largest multifamily venture

The Green at 9 & 90 is a 1,020 unit multi-family complex in Framingham, MA, built between 1974 and 1976. The complex has a mix of studio, 1 and 2-bedroom apartments in four 6-story buildings with views of the Foss Reservoir to the North. ESS was able to complete these retrofits without displacing tenants, minimizing any disruption to the community. 

The apartments were cooled with inefficient packaged terminal A/C units and heated with electric resistance baseboard heaters. As part of the ESS retrofits, the PTAC units and living room baseboard heaters will be removed and replaced with highly efficient cold-climate heat pumps to significantly reduce electrical consumption and improve tenant thermal comfort. Lighting throughout will be upgraded to LED, and any remaining original plumbing fixtures replaced with low-flow fixtures, reducing overall water consumption.

The common area electrical consumption will be offset by 1.5MW (DC) of rooftop solar PV. The system is expected to produce a surplus of electricity which will be fed back into the grid. Electric vehicle chargers will be installed at each of the 4 buildings. Following the completion of the energy retrofits, ESS will supervise these systems to maximize energy efficiency through our integrated energy management and monitoring system.
