Geothermal HVAC uses the earth's stable underground temperature to heat and cool buildings through high-efficiency heat pumps and underground HDPE piping. Geothermal HVAC exchanges heat with the earth rather than the outdoor air, delivering more efficient heating and cooling regardless of outside temperatures. Systems utilize high-efficiency ground source heat pumps with configuration tailored to the site: open loop aquifer/lake exchange, or a closed loop bore field. EcoSmart designs GeoGrid® systems at the building or district scale, integrated into base building design and capital strategy from day one.

GeoGrid® replaces combustion-based HVAC systems, reducing fuel price exposure and the compliance risk that comes with it. Operating costs stabilize, NOI improves, and the asset carries infrastructure designed to last the life of the building. EcoSmart frequently delivers geothermal HVAC through fully financed, off-balance-sheet structures that reduce upfront capex and required debt and equity raises, making high-performance infrastructure accessible without straining the capital stack.

System performance is sustained through EcoNOC®, EcoSmart's proprietary building performance monitoring and management platform, which provides continuous visibility, fault detection, and verified performance data across the asset lifecycle.

The Capital Advantage
Better Infrastructure. Less Capital.

The cost of geothermal HVAC infrastructure has historically limited its adoption in commercial real estate, despite its long-term economic advantages. EcoSmart addresses this through a two-part structure that first reduces the cost of the system, then removes it from the capital stack entirely.

The federal Investment Tax Credit currently offsets 30 to 50 percent of eligible project costs for geothermal heat pump systems. EcoSmart captures and monetizes this credit as part of every GeoGrid® engagement. This is a benefit that would not be available to a typical real estate owner deploying conventional HVAC equipment, and it materially reduces the underlying cost of the infrastructure before financing is even considered.

With the ITC reducing eligible project cost by 30 to 50 percent, EcoSmart can finance and own the geothermal infrastructure outright, removing it from the owner's capital stack entirely. Owners pay a service fee structured to be accretive from day one. No incremental capex. No additional debt load. A financial structure that has been reviewed and accepted by institutional lenders.

The result is the longest-lived mechanical infrastructure available for commercial real estate, delivered at a lower total cost than conventional HVAC.
