EcoSmart designed, installed, owns, and operates four GeoGrid® district geothermal systems serving over 800 single-family homes, with rooftop solar on every residence and EcoNOC® monitoring across the entire community. The Challenge

Master-planned community development in the United States has long operated on a set of assumptions about energy infrastructure that prioritize first cost over long-term performance. Conventional HVAC systems and standard water heating equipment are selected because they are familiar and inexpensive to install, despite exposing homeowners to rising utility costs, volatile electricity rates, and mechanical systems that degrade well before the end of the community's useful life.

In Texas, those vulnerabilities are amplified. Summer heat waves push conventional HVAC systems to their operational limits, driving electricity consumption and peak-load costs to levels that erode affordability for residents. Winter storms, as demonstrated during the February 2021 grid failure, expose the fragility of conventional mechanical systems and their dependence on an electrical grid that cannot always be relied upon during extreme weather events. Outdoor mechanical equipment bears the full brunt of those conditions, accelerating wear and increasing the frequency and cost of maintenance interventions.

At the developer level, the tools to address these problems existed. Geothermal HVAC and rooftop solar had both matured to the point where their long-term economic and resilience advantages were well documented. Despite this, most developers continued to avoid them, deterred by the perceived complexity of deploying clean-energy infrastructure at community scale and uncertainty about how to structure the capital and financing required to make it work.

Taurus Investment Holdings and EcoSmart set out to build something different at Whisper Valley: a community where sustainability and profitability were not competing objectives but mutually reinforcing ones, and where the energy infrastructure delivered a measurable financial advantage to every homeowner from day one.

EcoSmart designed and implemented a fully integrated clean-energy ecosystem across Whisper Valley, the first of its kind in a U.S. master-planned community at this scale.

District Geothermal Systems

Four large-scale district geothermal systems provide heating and cooling to every home in the community, drawing on stable ground temperatures to deliver HVAC performance that conventional systems cannot match in Texas's climate extremes. The underground loop infrastructure carries a 50-year service life, and heat pump equipment installed indoors carries a 20-year operational lifespan, dramatically reducing the mid-life replacement costs and service interruptions that characterize conventional outdoor mechanical systems.

Deploying geothermal at the district level across 800-plus homes unlocked economies of scale that reduced per-home capital cost to a level that would not have been achievable on a single-home basis.

EcoSmart funds and owns the district geothermal infrastructure serving the community. Each homeowner funds and owns the equipment on their lot and within their home, financed through their mortgage alongside the rest of the residence. EcoSmart operates and maintains the district infrastructure on an ongoing basis, and homeowners pay EcoSmart an operations fee for continued access to the geothermal system. The arrangement keeps the district infrastructure professionally managed and performing to standard without placing operational responsibility on individual homeowners or the community association.

Solar PV on Every Home

Rooftop solar systems are installed on every residence in the community, generating on-site renewable power that further reduces homeowner utility bills. Geothermal's inherently low electricity demand makes each home's solar installation more impactful than it would be in a conventionally mechanized home, reducing the system size needed to achieve meaningful savings and improving the overall economics of the on-site generation strategy across the community.

Builder Integration

EcoSmart pre-engineered the geothermal connections directly into the community land plan, allowing production builders to connect each home to the district infrastructure efficiently and without specialized knowledge of geothermal systems. This integration approach was critical to the scalability of the model across 800-plus homes and multiple builder relationships, and it is replicable in future master-planned community engagements.

EcoNOC®

EcoNOC® is deployed across the entire Whisper Valley community, providing real-time visibility into energy consumption, equipment health, and performance trends at both the individual home level and the district system level. The platform enables proactive maintenance intervention, supports ESG and sustainability reporting for institutional stakeholders, and provides the verified performance data that underpins every outcome metric reported for the community.

The Outcome

Monitored performance from September 2024 through September 2025 confirms that Whisper Valley's GeoGrid® geothermal and solar systems consistently and materially outperform conventional new construction in the Austin area across every measured dimension.

57% average monthly energy savings compared to comparable conventional new construction in the Austin area, sustained across both the winter heating season and the summer cooling peak. January 2025 saw efficiency gains reaching 57 percent in heating-dominated conditions. Summer cooling performance averaged 54 percent savings, demonstrating the system's consistent strength across Texas's most energy-intensive months.

5,981 MWh of energy saved over the performance period, equivalent to powering approximately 554 U.S. homes for a full year.

2,104 tons of CO2 emissions avoided annually, equal to removing approximately 457 gasoline-powered vehicles from the road each year.

$83 per month in average homeowner energy savings, delivering a tangible and recurring affordability benefit that supports resident satisfaction and community marketability.

Performance remained stable and predictable through extreme seasonal temperature swings and grid stress events, validating the resilience advantages of the district geothermal approach over conventional outdoor mechanical systems in a state where grid reliability cannot be assumed.
