EcoNOC® is EcoSmart's proprietary data platform: a single, real-time view of performance across every EcoSmart-managed system. It measures what each system actually delivers against projections, so performance gaps surface before they become financial losses or unplanned capital events.

Verified data flows directly to owners, lenders, and investors in institutional-grade formats. EcoNOC provides the continuous record required to satisfy ESG disclosure and sustainability-linked debt obligations across the asset lifecycle.

EcoNOC doesn't just monitor, it controls. The platform ingests data from thousands of endpoints and cross-references it against weather patterns, usage forecasts, and demand signals to drive optimization in near real time: balancing loads, reducing consumption, and anticipating peak demand before it hits.

Key Capabilities

Centralized Visibility. Real-time monitoring across geothermal HVAC, solar and storage, and mechanical systems, with portfolio-level dashboards that give owners and asset managers an executive view of every managed asset.

Active Control & Optimization. EcoNOC doesn't just monitor, it controls. Weather patterns, usage forecasts, and demand signals drive near real-time load balancing, reduced consumption, and peak-demand anticipation across managed systems.

Performance Verification. Actual performance is continuously compared against benchmarks and modeled projections, producing verified savings data for lender reporting, ITC compliance, and exit underwriting.

Institutional Reporting. EcoNOC produces automated outputs for ESG disclosure, green loan KPI and covenant tracking, GRESB submissions, and building performance standards compliance. Reports are structured to meet institutional requirements without owner intervention.

Fault Detection and Maintenance. Performance degradation, equipment failures, and efficiency gaps are flagged in real time, enabling intervention before they affect NOI or tenant experience.

Why It Matters
Verified Performance as a Value Creation Tool

Building performance improvements create asset value. But that value is only fully realized at refinance or disposition if it can be verified, documented, and presented to lenders and buyers in a format they trust.

EcoNOC® makes that possible by closing the gap between modeled and realized performance. Every project is underwritten on projected savings and NOI improvement. Without continuous monitoring, those projections go unverified, performance gaps accumulate invisibly, and the financial case that justified the investment erodes. EcoNOC® continuously monitors system performance against industry benchmarks and modeled projections, generates an auditable performance record across the asset lifecycle, and delivers verified data at the moments that matter most: refinance, disposition, and ongoing investor reporting.

At Refinance

Verified NOI improvement and energy savings data supports a stronger appraisal and a more favorable debt structure. Lenders can underwrite the sustainability of the improvement with confidence.

At Disposition

Buyers receive verified performance data that reduces due diligence uncertainty, accelerates underwriting, and supports a stronger exit valuation.

Throughout the Hold Period

ESG-linked financing covenants and investor reporting obligations are satisfied at every reporting period with documented, auditable performance data. No manual data collection required.

What EcoNOC® Monitors
Complete Performance Visibility and Control, System by System
Geothermal HVAC Systems

Continuous monitoring of GeoGrid® ground source heat pump performance, including system efficiency, loop temperatures, heat pump operating conditions, and energy consumption relative to modeled projections. Fault detection identifies equipment issues before they affect tenant comfort or system efficiency. EcoNOC also anticipates heating and cooling demand from weather forecasts and usage patterns, pre-conditioning buildings and load balancing across the GeoGrid loop so energy centers are never overloaded, reducing peak demand charges and extending equipment life.

Solar and Storage Assets

Real-time PV generation monitoring, battery state of charge, inverter performance, and output verification against projected generation curves. Net metering reconciliation and utility interconnection data integrated into the performance dashboard. Battery dispatch is actively optimized against tariff windows and demand forecasts, charging when generation is high or power is cheap, discharging to shave peaks, so every stored kilowatt-hour is deployed at its highest value.

Energy and Water Consumption

Whole-building and submetered energy and water consumption tracked against benchmarks to quantify net energy savings year over year, with automatic flagging of anomalies that indicate equipment issues, occupant behavior changes, or data integrity problems. Setpoints and equipment schedules are continuously optimized against occupancy and forecast data, shifting flexible loads off peak to reduce utility spend without capital investment or tenant impact.

Carbon and ESG Metrics

Scope 1 and Scope 2 carbon emissions and carbon avoided calculated from monitored consumption data, with outputs formatted for ESG disclosure, GRESB submissions, and building performance standards compliance reporting. Active control lowers emissions rather than just reporting them, maximizing on-site renewable self-consumption and timing flexible loads to lower-carbon grid hours, strengthening the asset's ESG position each reporting period.
